Our client in Hermanus, Cape Town is looking for an Estate Agent to join their team for a job vacancy within the Property/Real Estate industry.
- Educational Requirements:
- FETC: Real Estate (Further Education and Training Certificate): This qualification is required for anyone wanting to practice as an estate agent. It is a National Qualifications Framework (NQF) Level 4 qualification.
- Individuals must be registered with the Estate Agency Affairs Board (EAAB) and hold a valid Fidelity Fund Certificate (FFC)
- Experience:
- Internship: Typically, real estate agents begin as interns. During this period, which lasts for 12 months, they must work under the supervision of a qualified principal or experienced estate agent (Dealer Principal).
- Will consider candidates who have successfully and recently finished their internships.
- Fidelity Fund Certificate (FFC):
- The FFC by the EAAB is required
- Age and Legal Requirements:
- Applicant must be at least 18 years old.
- They must be a South African citizen or hold a valid work permit for South Africa.
- They must not have a criminal record, especially in relation to fraud or dishonesty.
- Continued Professional Development (CPD):
- Prospecting Estate agents Will be required to complete Continuing Professional Development (CPD) training regularly to keep their knowledge up to date and stay compliant with industry regulations.
Duties and Responsibilities
- Property Sales and Rentals:
- Buyers: Assist buyers in finding properties that meet their needs, such as viewing homes, advising on pricing, and facilitating negotiations between buyers and sellers.
- Sellers: Help sellers by listing properties, marketing them effectively, and negotiating offers from potential buyers.
- Rentals: Assist in finding tenants for rental properties, negotiate lease terms, and ensure the rental agreement is legally sound.
- Marketing Properties:
- Prepare and distribute property listings through various channels, such as real estate websites, social media, and traditional marketing methods (flyers, brochures).
- Host open houses and property viewings.
- Utilize photography and video to showcase properties effectively.
- Negotiations:
- Act as an intermediary between buyers and sellers, ensuring that the parties reach an agreement on price and terms.
- Negotiate commissions with clients and ensure that all transactions are fair and in compliance with the law.
- Advisory Role:
- Provide advice to clients on market trends, property prices, financing options, and legal issues that may affect a property transaction.
- Assist with setting the correct asking price for properties based on market research.
- Drafting and Managing Contracts:
- Help draft legally binding contracts for buying, selling, or renting properties.
- Ensure all agreements comply with relevant property laws and regulations.
- Assist clients in understanding the terms and conditions of the contract.
- Handling Trust Accounts:
- Estate agents must manage any deposits or rental payments made by tenants or buyers, ensuring that these funds are held in trust accounts and properly accounted for.
- Mismanagement of trust funds can lead to legal consequences, so the agent must maintain transparency and integrity when handling these funds.
- Legal Compliance:
- Estate agents must ensure they operate in compliance with laws such as the Estate Agency Affairs Act, National Credit Act, Consumer Protection Act, and Rental Housing Act.
- They are also responsible for adhering to industry regulations regarding advertising, disclosure, and the handling of client funds.
- Client Communication and Relationship Management:
- Communicate regularly with clients, keeping them informed about the progress of property transactions and addressing any concerns they might have.
- Build and maintain strong relationships with clients to encourage repeat business and referrals.
- Property Inspections:
- Conduct property inspections for buyers or tenants to ensure that the property is in good condition and meets the necessary legal standards.
- After-Sales Services:
- Assist clients after the sale or rental agreement, such as helping them with moving logistics, property handover, or addressing post-sale issues.
